Annual Dues

annual-dues In order to maintain the wonderful commons areas that our subdivision has to offer and the fun neighborhood events, an annual maintenance charge is assessed according to the Association Bylaws.  These fees are due on the first day of the fiscal calender year of January 1st.  In compliance with the Association Bylaws, homeowners have until March 31st to pay these maintenance charges before late fees will be assessed.


Commons Area

commons-area The commons area of Canterbury Commons was created for everyone to enjoy. There have been concerns in recent years about the amount of trees that have had to be removed due to disease or damage. It is the hope of the Association to try to slowly replant trees in the common area over a period of years. This is difficult to accomplish, due to the fact that the newly planted trees have to be watered regularly for over a year, and for the past two years we have had an infestation of Japanese beetles.

Planting trees, bushes, etc., and erecting a building of any kind is prohibited on commons property owned by the Association. If a homeowner wishes to plant any trees on commons property, they are required to submit a plan in writing to the board. It is our intent to avoid any future removal costs of trees that are not appropriate to the site plan.


Blight Control

garbage There are rules within the City Code of Farmington Hills, MI that prohibit outdoor storage of junk cars and junk, trash and debris. Vehicles must be properly licensed and in running condition. Garbage can be placed out on the curb no earlier than 6:00 pm on the day before collection.

If you have a neighbor that you feel violates these rules, we encourage you to attempt to speak with them about the problem. If this approach does not work, you can call the Zoning Division at 248-871-2520. You will be asked to give the address at which the suspected violation has occurred and a description of the problem. A zoning inspector to whom the area is assigned will investigate.


Fences, Building Additions, Swimming Pools, etc.

architect-plans Canterbury Commons Association, Inc. has the responsibility for reviewing all plans for building additions, swimming pools, fences, etc. The purpose of the review is to insure that the plans for proposed construction are in keeping with the restrictions governing the use of the land within Canterbury Commons. The by-laws state, in short, that no such addition be made until the plans and specifications have been submitted to and approved in writing by the Association.

Plans and specifications showing the alterations that wish to be done must be submitted in writing to the board of Canterbury Commons Associations, Inc. Our architectural review board member will then contact you should further information be required. You can contact the Board at for further information regarding this process.

The Board will render a decision regarding the proposed alterations within 30 days. The City of Farmington Hills also requires permits to be issued for any such alterations. Please refer to their website for further information.
